Vancouver based Onni Group is seeking approval for its proposal to redevelop the Regency Gardens apartment complex near Whalley Athletic Park. The proposed multiphase project will span across 30 years. Once completed it will deliver a total of five mid-rise and seven high-rise buildings. A total of 2,705 residential units (including 321 rental units) and 23,971 sq. ft of commercial space will be built across eight phases.
Situated in the Whalley neighbourhood, the site encompasses the Regency Gardens community (10520 132 Street, 13270 105A Avenue, 13325 105 Avenue, and 13352 105A Avenue), which is currently home to four apartment buildings constructed in the early 1970s.
The site is worth a total of approx. $69,073,000 as per the BC Assessment value as at July 1, 2025. The properties are held by Onni Group under Onni Regency Holdings Corp. and RPMG (105A Avenue) Holdings Ltd.
The site falls under Tier 3 of the Transit Oriented Area (TOA) zoning, situated midway between Gateway and Surrey Central Skytrain Stations. It is also opposite the Whally Athletic Park and Whalley Stadium.
The first phase (1A) is scheduled to be completed in 2032. It is located on the southeast corner of the site, which is currently a parking lot. This phase will include a 48-storey T with 504 strata units, plus a six-storey building with 78 rental units.
