What are Transit Oriented Development Areas?
Transit Oriented Development Areas (referred to as TOA or TOD) are specific locations in BC close to public transit hubs. These locations are zoned for higher density. The density is determined by:
- distance of a property from the hub (radius)
- the type of transit hub the property is close to
- and, the city in which the property is located.
What are Transit Hubs?
Transit hubs refer to specific public transit locations where the new TOA legislation calls for higher density. The two types of locations where this applies are:
- Rapid Transit (Skytrain) Stations
- Bus Exchanges (includes West Coast Express Stations).
How can a property qualify for TOA?
TOAs are within specified distances from transit hubs. The distance is up to 800 meters from a Skytrain Station and 400 meters from a Bus Exchange (or West Coast Express station). The density permitted varies based on the distance from the nearest hub.
